Jetzt sind wir wieder einen Schritt weiter: Unser Versicherungsproblem hat sich weitesgehend aufgelöst. Nach Rücksprache mit Ray, sind wir über sein Unternehmen während der gesamten Bauphase versichert. Die einzige Ausnahme sind Erdbeben (Earthquakes). Nach Rücksprache mit einem Freund vor Ort, hat es aber auf Cape Breton Island seit 100 Jahren kein Erdbeben mehr gegeben. Ich glaube, das es sich hier um eine Standard-Formulierung in allen Versicherungs-Verträgen handelt. Kalifornien könnte hierfür der Grund sein. Falls aber einer von Ihnen eine genauere Information hat, würde ich mich sehr über eine entsprechende Nachricht freuen.
Selbstverständlich hat uns Ray diese Absprache auch schriftlich gegeben.

Der zweite, für uns, wichtige Punkt wurde komplett gestrichen: „All agreements contingent upon strikes, accidents and delays beyond our control“. Damit sind wir theoretisch, was eventuelle Verzögerungen betrifft, wieder auf der sicheren Seite. Passieren kann natürlich immer etwas Unvorhersehbares. Dennoch haben wir jetzt auf einen Passus mit einer „Penalty“ verzichtet. Vertrauen gegen Vertrauen.

Ich denke, dass wir dieses Wochenende den finalen Vertrag unterschreiben werden.

Es gibt immer noch Leute, die glauben, dass Kanada nur aus Wäldern , Seen und Schnee besteht. Dieses Bild von Halifax Downtown beweist das Gegenteil.

Endlich ist es so weit. Ab sofort sind kanadische Gürtelschnallen (Buckles) auch in Deutschland erhältlich.

Es hat ja einige Zeit gedauert, aber Beers n Bears führen jetzt auch die Schnallen mit den kanadischen Logos wie „Montreal Canadiens“ und „Toronto Maple Leafs“ in Ihrem Sortiment. Die Buckles sind aus Hartzinn hergestellt und haben eine sehr hochwertige Verarbeitung genossen. Ein Blick auf diese schönen Schnallen lohnt also alle Mal, zumal sich die Buckles auch prima als Geschenk oder kleine Aufmerksamkeit für zwischendurch eignen.

Willkommen in Neuland

Ein ganz wichtiges Thema habe ich bisher völlig außer Acht gelassen: Versicherungen.

Sind, zumindest was mich betrifft, Versicherungen schon in Deutschland eine unangenehme Sache, so wird diese Thema für Kanada eine echte Denksport-Aufgabe.
Hier ergeben sich 1.000 Fragen, die man bei einem Hausbau unbedingt berücksichtigen sollte. Der für uns wichtigste Punkt ist, wie ist das Haus während der Bauphase versichert. Bisher sind wir immer davon ausgegangen, dass das Haus während der Bauphase über den Contractor versichert ist. Offensichtlich ist das aber nicht zwingend der Fall. Im „Kleingedruckten“ kann dann auch der Hinweis auftauchen, dass zwar die Arbeiter während der Bauzeit versichert sind, der Käufer aber für den Bereich Feuer, Sturm und „andere“ Versicherungen verantwortlich ist. Dieser Punkt muß jetzt als erstes direkt geklärt werden. Ich werde Sie diesbezüglich natürlich auf dem Laufenden halten.

Der zweite wichtige Punkt ist: Mit welcher Versicherung schließt man ab der Fertigstellung einen entsprechenden Vertrag. Hier kommt es offensichtlich u.a. darauf an, wie alt das Haus ist, denn es muß (nach meinen Informationen) Gleiches mit Gleichem ersetzt werden. Wenn z.B. beim dem Haus ursprünglich 100 Jahre alte „Red Cedar Logs“ verwendet wurden, müssen diese wertmäßig auch 1:1 ersetzt werden. Das würde natürlich die entsprechende Versicherungsprämie nach oben treiben. Wie gesagt, diese Informationen habe ich nur aus zweiter Hand und müssen nicht unbedingt stimmen.

Ein dritter Punkt ist: Schließt man die Versicherung direkt über die Versicherung, oder besser über einen Makler, ab. Uns hat man die Firma AA Monroe in Port Hawksbury empfohlen. Wir werden mit dem Unternehmen auf jeden Fall Kontakt aufnehmen. Auch wurden wir darüber informiert, dass die Royal Bank of Canada ebenfalls Versicherungen vertreibt. Ein entsprechende Anfrage haben wir auf jeden Fall mal gestartet.

Laut unseren Informationen können Versicherungen von heute auf morgen gekündigt werden. Von beiden Seiten? Wir werden es erfahren. Auf jeden Fall ist diese Thema für uns absolutes Neuland.

Ein anderes Thema ist für uns momentan der Zeitpunkt der Übergabe nach Fertigstellung des Hauses. Wir haben zwar eine schriftliche Zusage, dass das Haus am 15. September „Turn Key Ready“ übergeben wird, in dem „Kleingedruckten“ gibt es allerdings wieder einige Ausnahmen: Streiks, Unfälle und Verzögerungen außerhalb unserer Kontrolle. Dieser Passus muß von uns noch überarbeitet werden, denn so würde das Risiko zu 100% bei uns liegen.

Es gibt also noch einiges im Vorfeld zu klären.
